Environmental Site Characterization

The professionals at GO ENVIRONMENTAL develop accurate and reliable site conditions reports. This data then becomes the basis for forming sound real estate business decisions, recommendations and conclusions so essential to facilitate property transfer while avoiding potential risk and liability.

Our Transaction Screens, Phase I and II investigations are researched according to ASTM Practice E 1527-05, and the US EPA’s All Appropriate Inquiry (AAI) Standard. All reports written are reviewed by a GO ENVIRONMENTAL principal to ensure personal, first hand knowledge and involvement in each and every site characterization. Subsurface Investigations

Substantial changes have occurred in subsurface assessment over the past 10 years. New methodologies coupled with improved drilling and sampling equipment have paved the way for faster and less expensive approaches to subsurface investigations.  While all of the new technologies profess improvement, it is critical to select the appropriate tools for each application.

A combined consulting and remedial capability enable our professional staff to fully review the available assessment techniques and choose an appropriate method that will both cost-effectively and accurately explore subsurface conditions.

 

The Property Transfer Program (Connecticut Transfer Act)

The Connecticut Transfer Act was initially adopted by the legislature in 1985 to protect the interests of buyers and financial lenders against environmental liability resulting from the purchase of impaired real property or businesses where hazardous wastes are generated or stored. These properties are identified as Establishments. Specific properties in Connecticut fall into the category of Establishments and therefore, as a condition of Sale, the transferor must provide an assessment of the current environmental conditions to both the transferee and the DEP.  Only Establishments are regulated under the Property Transfer Program.

GO Environmental is experienced in compliance with the Connecticut Transfer Law and provides critical and timely direction to our Clients by determining first, if a Site meets the definition of an Establishment and second, how to minimize any Business Environmental Risks to either the Transferor or Transferee.

 

Lead Survey

The experts at GO ENVIRONMENTAL can readily identify or dismiss lead based paint hazards and/or surfaces containing lead-based paint and its appropriate risk.  A lead based paint hazard is defined as “any condition that causes exposure to lead from lead-contaminated dust, lead-contaminated soil, or lead-contaminated paint that is deteriorated or present in accessible surfaces, friction surfaces, or impact surfaces that would result in adverse human health effect”. GO ENVIRONMENTAL evaluations are thorough and accurate, and, as importantly, are clear, concise and pertinent.
